Deep clean if you can stage the house and get pictures taken professionally.

Real estate market: When you are selling property make sure to study the local market so that you have a good idea of what you are in for. If properties near you are selling quickly then you can deduce that properties like yours are a hot commodity right now. If you have a good grasp of the local real estate market then you will know the right time to sell your house. 

Look for the prices that neighboring housing has sold at. How long did it take for them to sell? What is the interest rate and what are the local trends? You should know these things before selling your house

Financial situation: have an active knowledge of your financial status and what are you looking for if you are a single person and looking for a downsize or maybe you are looking for an upgrade for a family. Knowing what you will gain from your sale can help you evaluate your plans and what you should be looking for. Sometimes you have to move because of your job or maybe you want to stay close to your family. On average, people in the USA move every five to ten years for a variety of distinct reasons.
